Pentre Berw

We purchased this site in auction from liquidators. Seven of the ten units were completed by the previous developers. Planning Permissions & their variations were a problem with the lack of available paperwork.
Dialogue with planners and local building control sought a way forward and we now progress to build two four-bedroom detached homes & one three-bedroom detached home.

The site will be cleared in the first quarter of 2023 to complete all properties for a £750,000 sale price for a modest £60,000 purchase. All the effort was in unravelling the mess permissions, easements and access were in.

Caernarfon Town Centre, Castle Square

A significant part of Site Management is Health & Safety. Whether it is our site or one for our clients I complete the Site Health & Safety Plan for it, as I am qualified for Health & Safety purposes for site management. An owner of a site is liable for any misdemeanour within Health & Safety & this is a mitigation to any liability.

Here at Jolly’s Coffee, Castle Square, Caernarfon we are central to the town and there is a massive safety issue to the general public whilst remediating the exterior of the building. It is my job to use my experience in directing contractors around the issues to complete the work requirement in the efficient & safest possible way.
This comfort to the client exists throughout the work schedule & includes the plan, site visits, site inductions, toolbox talks & timeline checks…

South Yorkshire

Contacts in the lending industry made this site known to us, the lender had repossessed the site & are attempting to sell it to local developers without success to-date, they were looking for Joint Venture with a developer & we are in negotiation to complete the site management to an exit with the lender & our investors.

Hightown - Crewe

A completed town centre development of nine town houses, and five flats on Heathfield Avenue with off-road parking, walking distance of all town centre amenities and local schools.

Cae Ysgawen & Clwt-y-Bont

For Cae Ysgawen & Clwt-y-Bont, we were engaged to progress Outline Planning Permission to Full Planning Permission working reserved matters with planners in readiness to develop. We were able to make profit in the sale of these sites for 14 & 6 new homes in that process.

The Lees Walcot - Barn Conversion

A revised Planning Permission was passed in February 2020 and we have completed a material start to the development before the 3-year deadline to do so.
The client has therefore protected the £750,000 land & buildings valuation in our completing the Planning Permission protocols.
This development is for seven new home barn conversions in an idyllic spot rumoured to worth over £3million when finished.
 
We were employed to manage that progress to Full Planning Permission & provide Building Regulations for building control.
The client decides whether to sell or build-out this development. Equity share investment is open for negotiation to any interested parties.

Shawbury Park - Barn Conversion

Engaged originally to manage the Outline Planning Permission to a full one…we completed that exercise in August 2021.
 
We were subsequently engaged to manage the build to completion. In providing that management we provide Health & Safety inclusion, full All Risks Insurance Policy to name the clients lender on the policy.
The know-how & skill & expertise to take run down barns to build out four new family homes is inherent in that management service.
 
As of Summer 2023, the barns are water tight, with the floors and roof completed, trades are now engaged to complete before the year end.
 

Southsea, Wrexham

Via auctions, problem sites are identified in the lack of bidding interest. A deal was done here with the vendors through the selling agents for a investor client who has bought the site & has engaged us to manage the build to development completion. The original developer suffered a liquidation on this 11 unit development, our vendor completed 3 of those units & then offered the site for sale. There is a genuine concern to part-completed sites & the auctioneer struggled to sell the site, reducing reserved prices on a regular basis. A deal was struck for my investor & we will commence on site before the year end. Units to be completed are a mixture of part-built & new build. Our experienced trades have identified issue & structural opinion is verified to satisfy both Warranty & Building Inspections.
